dilapidations

In property, dilapidations refers to breaches of lease covenants or obligations contained within a lease between landlords and leaseholders. The breach of the lease covenants relates to the condition of the property during the term of the tenancy or when the lease ends.


Within the lease between the landlord and leaseholder, the tenant has covenants stated in the lease such as repair clauses, decorations clauses and alteration clauses which are enforced through a Schedule of Dilapidations. A Schedule of Dilapidations sets out items of disrepair where a leaseholder has failed to comply with the tenant’s covenants of the lease.
