A schedule of condition is a factual record of the condition of a property prepared by a surveyor. Schedules of conditions can be prepared for either residential or commercial buildings and are used as a benchmark against which its condition can be assessed in the future and any changes identified.
A tenant, landlord, employer, neighbour, or contractor may instruct a surveyor to prepare a schedule of condition. Before a construction project begins, it is useful to prepare a schedule of condition of adjacent properties or structures that will be retained. This not only help protect against potential claims from neighbours, who may begin to notice pre-existing defects in their property when the noise and vibration of construction begins but can also establish contractor liability for damage to the employer’s property or adjacent neighbour’s property.
