Landlord and Tenant Act 1985 – Section 11
Section 11 of the Landlord and Tenant Act of 1985 is a Law in most tenancies in England and Wales. It states that the landlord must carry out certain repairs to the property, including the exterior and structure of property, windows, drains and pipes, and also ensure the correct working order of water supply, gas and electricity. These must be carried out in a reasonable time with minimal disruption to the tenants.
We provide impartial reports on property defects (damp, mould, structural issues, blocked drains, etc.) in relation to tenant claims against landlords, proving unfitness for habitation under rules like the Pre-Action Protocol for housing condition claims, helping to establish liability and assessing compensation.
